01 Tourist Tax

Guests are required to pay the tourist tax as established by the Municipality of Reggio nell'Emilia. The tax is currently € 2.00 (two euros) per person per night, due for a maximum of five consecutive nights.

The tax is not included in the price paid by the Guest and must be paid directly to the Manager at check-in.

The tax is not due for children under 12 years of age.

Additional specific exemptions from the tourist tax apply, as regulated by municipal regulations. The updated list of exempt categories is available on the official website of the Municipality of Reggio Emilia. Further information may be requested from the Manager at check-in.

Guests who believe they qualify for an exemption are kindly asked to inform the Manager.

02 Guest Identification

All Guests must present a valid, original identity document at check-in to enable the Manager to carry out registration and legal obligations. The Manager is entitled to take a copy of the identity document for legal compliance purposes.

Please note

A health insurance card alone, expired documents, illegible documents, or documents without a photograph (such as registry certificates) do not constitute valid identification.

If the Guest fails to present a valid, original identity document at check-in, the Manager will not be able to grant access to the property. In such cases, no refund will be provided.

With specific reference to the Booking Guest: if the residential address is not shown on the document presented (e.g. Italian driving licence), the Booking Guest must provide the Manager with their current residential address (city, street and house number) for invoicing purposes.

03 Booking Holder Identity and Total Number of Guests

The person who makes the booking (the Booking Guest) must be the same person who appears in person at check-in for identification and entry to the property, whether the booking was made directly or through online booking platforms.

The Manager will deny access if a different person from the Booking Guest appears at check-in, unless prior written authorisation has been expressly granted by the Manager, following a written request from the Booking Guest with at least 2 days' notice before check-in. Any authorisations are at the Manager's discretion (organisational and safety assessment), with no refund in case of denial or late request.

Entry to the property (including the internal car park) is permitted exclusively to the Guests and the total number stated in the booking. Accommodation or overnight stays for a number of people exceeding the declared number is not permitted.

Penalty

Violation of this clause — mismatched booking holder or excess guests — results in the immediate termination of the stay with the obligation to leave the property immediately, without any right to a refund, without prejudice to compensation for any further damages. If the number of Guests is fewer than booked, the Manager will not grant any refund, even partial.

04 Access Restricted to Registered Guests Only

For security reasons and in compliance with current regulations (Art. 109 T.U.L.P.S.), access to the property and its grounds is permitted exclusively to Guests identified at the time of booking and at check-in.

Guests are strictly prohibited from allowing entry or stay, even temporarily, of persons not previously identified within the property. It is also forbidden to allow unregistered persons into the private car park.

Penalty

Violation results in the immediate termination of the stay and the obligation to leave the property immediately without any right to a refund.

05 Temporary Use Only – No Residency

The apartments must be used exclusively for temporary accommodation or tourist purposes.

Guests are prohibited from using the property in ways incompatible with its intended hospitality purpose or for establishing residency.

06 Noise and Neighbour Respect

Guests are required to behave respectfully and not disturb other Guests or neighbours. Excessive noise (e.g. loud music) must be avoided, particularly during the following hours:

  • Night rest: from 22:30 to 07:00
  • Afternoon rest: from 13:00 to 15:00
Penalty

Verified violation results in the immediate termination of the stay without any right to a refund.

07 No Parties or Events

Parties, events or gatherings that may disturb the peace, damage the property, or involve the presence of unregistered persons within the property or its grounds are strictly prohibited.

Penalty

Violation results in the immediate termination of the stay and the obligation to leave the property immediately without any right to a refund, without prejudice to compensation for any further damages suffered by the Manager.

08 No Smoking – Designated Smoking Areas
No smoking indoors

Smoking is strictly prohibited inside the apartments. The property is equipped with electronic smoke detectors which, if triggered, may emit a loud alarm. In such cases, Guests must immediately notify the Manager.

The property has private, fenced outdoor areas designated for smokers, which will be indicated by the Manager to the Guests.

In case of violation of the indoor smoking ban, the Manager may charge the Guest for:

  • Sanitisation and deodorisation costs
  • Any damage to curtains, textiles, furnishings or systems
  • Any necessary technical interventions

The Manager reserves the right to terminate the stay in case of repeated violation of the ban.

09 Care of Property – Custody of Keys, Key Cards and Access Codes

Guests are personally responsible for the proper care and management of the apartment assigned to them, including all its equipment, furnishings and systems. The property must be used in accordance with the normal needs of a temporary/tourist stay.

At check-in, instructions for the correct operation of heating/cooling systems and appliances are provided. Guests are required to follow these instructions. The following is expressly prohibited:

  • Tampering with or modifying any systems
  • Using non-compliant or unauthorised electrical equipment
  • Leaving systems or appliances running while absent when this may pose safety risks or cause abnormal energy consumption

Guests are liable for any damage resulting from improper, negligent or non-compliant use, pursuant to Articles 1176 and 2043 of the Italian Civil Code.

Guests must carefully follow the Manager's instructions regarding waste separation and recycling. During the stay, the apartment must be kept in a reasonable state of tidiness and cleanliness.

Guests are personally responsible for the safekeeping of keys, key cards and access codes. Handing over these items to third parties is strictly prohibited. If discovered, this will result in the immediate termination of the stay without any right to a refund.

Financial note

In case of loss or failure to return the key card or keys at the end of the stay, the Guest will be charged € 50.00 (fifty euros).

10 Stays Exceeding 15 Days – Security Deposit

For stays exceeding fifteen days, including those reached through cumulative bookings, the Manager reserves the right to request a security deposit at the time of booking or at check-in, as a guarantee for:

  • The integrity of the apartment and its equipment
  • Compliance with the conditions of stay set out in these rules
  • Payment of any amounts due for damage or extraordinary cleaning

The security deposit will be held in a non-interest-bearing account and returned at the end of the stay, subject to inspection of the apartment. The Manager may retain all or part of the deposit to cover:

  • Damage to the property, furnishings or systems
  • Non-compliance with these rules
  • Restoration or extraordinary cleaning costs

The Manager always reserves the right to claim compensation for any greater damage pursuant to Articles 1218 and 2043 of the Italian Civil Code.

11 Damage to the Property

Any damage to the apartments, furnishings or property belonging to the accommodation caused by Guests must be immediately reported to the Manager, who reserves the right to assess the damage.

Guests are required to provide full compensation for all damage, including unintentional damage, to the property or its equipment.

Guests will be held legally responsible for any damage to the apartment, furnishings, systems, equipment and common areas of the property, even if the damage is discovered by the Manager after check-out.

12 Safekeeping of Personal Belongings

The property does not provide any valuables storage service. Guests are advised to take the utmost care of their personal belongings.

The Manager is not liable for any loss, theft or failure to find money, valuables or other personal belongings left unattended within the apartments or the property's premises. The Manager is not liable for the destruction or damage of Guest belongings caused by the Guest's own negligence or carelessness.

13 Prohibition of Illegal Activities

It is strictly prohibited for Guests, or anyone else, to use the property or the apartments for illegal activities, activities contrary to public decency, or activities otherwise incompatible with the intended hospitality purpose of the property.

In particular, using the apartments for activities that may cause disturbance, compromise safety, or damage the image and reputation of the property is not permitted.

14 Manager Access for Urgent Safety Reasons or Serious Guest Violations

The Manager reserves the full right to access the apartment during the stay, including through authorised personnel, in the event of:

  • Urgent maintenance needs or risk of irreparable damage to the property
  • Urgent safety concerns
  • Inspections related to compliance with these rules in the presence of repeated and serious Guest behaviour that may damage the property, disturb other Guests or neighbours, or constitute serious breach of these conditions of stay

If Guests engage in serious or repeated conduct in violation of these rules, the Manager may, even without prior notice: access the apartment to carry out inspections; require the immediate cessation of the unlawful conduct; order the immediate termination of the stay with the consequent obligation to vacate the apartment, without any right to a refund.

15 No Pets Allowed

Within the accommodation and its apartments, no pets of any species or size are permitted, unless prior written authorisation has been expressly granted by the Manager.

In case of violation, the Manager reserves the right to:

  • Deny access to Guests accompanied by animals
  • Require the immediate removal of the animal from the property
  • Charge any extraordinary cleaning or sanitisation costs made necessary by the animal's presence

If the animal causes damage to the property, furnishings or systems, the Guest will be liable for full compensation, pursuant to Articles 2043 and 2052 of the Italian Civil Code.

Failure to comply with this provision may result, in cases of particular severity or repetition, in the termination of the stay without any right to a refund, without prejudice to the Manager's right to compensation for any further damages.

16 Check-out Time (Apartment Release)
Check-out
by 11:00

Guests must vacate the apartments by 11:00 on the departure day. Upon departure, Guests must remove all personal belongings. The Manager assumes no responsibility (including safekeeping) for belongings left in the property after check-out.

Unless otherwise agreed in writing with the Manager at least two (2) days before check-in, occupying the apartment beyond 11:00 will result in additional charges which may vary depending on the actual departure time.

The Manager reserves the right to access the apartment at the end of the stay for operational needs (cleaning, preparation for the next guest).

If at check-out the apartment is returned in a state of excessive dirtiness, disorder or deterioration beyond normal use, the Manager reserves the right to charge the Guest for extraordinary cleaning or restoration, based on the actual costs incurred.

17 Check-in Time (First Access to the Property)
Check-in
15:00 – 20:00

The scheduled check-in time is from 15:00 to 20:00 on the expected arrival day as per the booking.

Unless otherwise agreed in writing with the Manager at least two (2) days before check-in, if the actual arrival occurs after 20:00, the Manager reserves the right to apply additional charges varying according to the actual arrival time.

Absolute limit

In any case, the property will not be available for reception and check-in after 23:00 on the expected arrival day.

Acceptance of House Rules

Entry to the property implies full acceptance of these house rules by the Guests. The rules are displayed and clearly visible at the entrance of the property for consultation.

Language note: In case of versions in different languages, the Italian version shall always prevail.
